The annual fee on a new home can be a whopping $40,000.00. I understand that this is a lot of money, but in reality, this fee is usually just a way to entice people to build homes. The developer often uses a percentage of the home’s value to help justify the annual fee.
In my opinion, the annual fee is a scam. You’re paying for the developer’s services, not the owner’s. What is good for the developer may not be good for you.

The reason that this happens is because they know that the home will go up in value and will therefore get more people to build it. It is likely that the developer will only build a home for a specific number of homes.

The developer may build a home for a high percentage of its value to get a certain number of homes built, but if the developer builds a home for less than the percentage of its value, the developer may only be making money from the developer’s services.
That’s a big difference. If a developer builds a house for a high percentage of its value, then the developer will get paid for it’s builders services. If a developer builds a house for less than the percentage of its value, then the developer will get paid for the developers services.

When it comes to the typical home builder, the developer is simply the middle man. They are the person who buys the house at a price below the asking price and then sells it at a price above the asking price. The developer never makes money from building the homes, they make their profit off of the services the developer provides. The developer does have to pay property taxes on the house, or they have to pay for insurance, etc.
As an example, I don’t know the exact amount that a home builder pays in property taxes. But I do know that my home owner association dues are a bit more than what the developer pays on my home. As a result, I’ve been paying more than what the developer charged me for services (and I am a homeowner).
